Leasing
In addition to our comprehensive management services, Crown Luxury provides a Lease Only option for property owners who are only interested in having us find and secure a qualified tenant for their vacant property. The service and process for finding a tenant for a Lease Only are exactly as they are for our full service clients and are detailed below.
Marketing
Prior to listing the property for lease, Crown Luxury will perform a thorough market analysis to determine a listing price that will generate the highest amount of rent with the fewest number of days vacant.
Crown Luxury is available seven days a week to show available properties to prospective tenants. All advertisements for available properties include the agent’s cell phone number so an interested party will always be able to schedule a showing, even after business hours or on the weekends.
Our ads for available properties include digital pictures of the property and are featured on our website, Craigslist, Hotpads, Zillow, Westside Rentals, Radpad, and dozens of other rental websites. We also list each property on the Multiple Listing Service, which exposes the property to thousands of other licensed Realtors in the Los Angeles area.
Qualifying Prospective Tenants
Our thorough screening process begins during the initial phone call with the prospective tenant. Before scheduling a showing, our agents will confirm that the prospect meets our exacting standards for rental qualification.
Once the prospective tenant has been pre-screened, viewed the property, and has submitted an application, Crown Luxury will run credit reports and background checks (including history of unlawful detainer and/or prior evictions), verify rental history with both current and previous landlords, confirm employment history and perform income verification for each applicant.
Drafting the Lease
Writing and properly executing the Lease Agreement is the most important step in the leasing process. To be binding and enforceable, Lease Agreements must accurately reflect the agreed upon terms and must be signed properly. Crown Luxury uses the California Association of Realtors lease and its applicable addendums but also includes an addendum that is proprietary to our company and is used to further protect our clients and their property. This addendum includes many items that are not reflected in the standard lease and are based on years of experience in the residential property management business.
